Truth is in the middle here - per the norm.
Probably the investment funds that are renting them to millenials and older folks/families who can’t afford to buy a house but want to live in a one.

There was a time when you bought a home cause you liked it. Privacy. You wanted a nice backyard. Place to raise the kids. You kept it nice cause you had some pride.

It wasn’t an investment. That’s a fairly modern concept that has had some disastrous consequences that we are still getting out from under.

Millennials don’t live in starter homes cause they can’t afford it. Others rent in cities.

My first mortgage was like 13%. Money is fucking free today. Didn’t see that mentioned. I prolly missed it.
